Our facility in Meath can produce up to four panelized systems or two modular buildings per week, allowing us to maintain a sharp focus on quality control.

What we Offer 

  • Custom Timber Buildings: Our team specialise in crafting timber framed buildings such as live in cabins, garden rooms, and smaller family homes, turn key options available, these are built in modular form or delivered in flat pack. 
  • Handmade Hardwood Doors & Windows: We manufacture our own hardwood doors and traditional sash windows right in our facility.
  • Expansion Plans: We are currently expanding our facility and investing in a truss press, which will enable us to manufacture larger, one-off family homes.

Frequently Asked Questions

What is the lead time on a modular home?

Lead times can vary but generally speaking we would require around 6 to 8 weeks to order in all components and fit you into our work schedule, depending on the model chosen we then would require around 3/4 weeks to complete a turn key building. 

Do I need planning permission?

This question comes up regulary, 

Firstly most of our buildings are planning exempt, we have designed these to fit into the permitted development planing guidelines.

However, 

If your plan is to live in any building, you will require planning consent from your local authority.

We always recommend firstly speaking with a local architect that has an understanding of local planning laws & guidelines.

Is there instructions for your self-build (kit)>

We are actively putting together detailed instructions at the moment but in the meantime we have slow motion video available which showcases one of our kits going up, although we have made this system simple we always recommend involving a competent person with a general understanding of construction. 

When you place an order we will spend as much time as needed to make sure you are comfortable with the entire process.

Do I need to prepare a concrete pad?

We generally handle all our own groundwork's from initial footings to services tie in,

However the site would need to be cleared of garden sheds, trees & tree stumps or any other debris that may cause obstruction. 

There is one exception to the rule, 

As our buildings can be delivered nationwide we may require a concrete pad prepared for us when sending a building farther afield as it would not make economical sense to travel so far to prepare a site. This is something we will dicuss on our initial call. 

What should I expect if I’m happy to purchase a building

Initial consultation, we will determine the style & size of building required, we might need to make a site visit to confirm our outline plans,

Once your happy to proceed we will draw up contracts confirming all details. 
we then will require a 1500e deposit to secure your place in our schedule. 

 

How does your pricing work?

You can actually price the build yourself, add a roof window, a full bath or half bath, add central heating or go with electrical rads, all very simple to calculate. 

Can my modular home be attached to my home as an extension?

Simple answer is yes, 

Our buildings are timber frame structures and are manufactured in a similar manner to any timber framed house.
 
The facade of our buildings can be designed and build to match your home. 

We are not always available to take on general building works but we can answer any questions you may have directly, please feel free to fill out the form below and we will get back to you asap. 

What type of cladding do you use on a hard to reach area?

We use an easy care aluminium/steel cladding on a hard to reach area, this is maintenance free and generally can not be seen easily,

The steel cladding is painted with a plastic coating and is available in a variety of colours to suit your individual build.

We have a silicon render option which we generally only use on our live in buildings, this is also available in a variety of different colours 

Stage payments

We have a stage payment plan in place, we find that cash flow is essential in order to keep schedules on time. 
we normally ask for a deposit of -

1500e to secure your place in our schedule,

1/3rd due when we start manufacturing, 

1/3rd due when we secure a delivery date,

The remainder due on the day of fitting. 

We encourage customers to hold a retainer of 5% which will be due after you have gained possession of your new building and are happy that there are no snags.
