Groundworks
After conducting a thorough site survey, we will determine the most suitable foundation option for your build. This decision is based on several key factors, including the makeup of the ground, the type of building you’ve chosen—whether modular, kit form, or site-built—and how the services tie in with the overall structure.
Once these elements are evaluated, we typically recommend one of our two most popular foundation options, which are outlined below.
Slab Foundation
The slab system is an excellent choice for those seeking a cost-effective modular home foundation. This foundation consists of a large concrete slab that serves as a platform, providing essential structural support for the building. Unlike traditional foundations, the slab functions primarily as a platform rather than a floor, resulting in a small crawl space beneath the home.
Depending on specific conditions, the foundation may or may not be insulated. This option is typically straightforward to install and allows for homes to be permanently anchored to the slab using steel anchors, ensuring stability. The slab foundation is particularly suitable for locations with soils that are prone to expansion or freezing.
As one of the more affordable foundation types available for our homes, the slab system also requires minimal installation time. It is an ideal solution for flood-prone and seismic areas, as it can withstand heavy winds and frost.

Pier and Beam Foundation
The pier and beam foundation is one of the most commonly used options for manufactured homes, excelling in various ground and soil conditions. This system employs anchors to secure the house, providing added stability and rigidity, which is essential for withstanding strong winds.
To enhance stability, anchors are driven into the ground, often with steel straps attached. These straps may require regular tightening throughout their lifespan to maintain effectiveness. Stabilizer plates are also utilized to keep the anchor heads in place, preventing any movement.
One of the significant advantages of the pier and beam system is its affordability, making it an attractive choice for many homeowners. The installation process is notably faster compared to other foundation options. Additionally, this foundation type is versatile, suitable for most soil and ground types. Its steel anchors offer excellent resistance against heavy frost, as well as remarkable wind resilience.
