Planning Permission Guidelines

Navigating the world of planning permission for modular homes can feel overwhelming. At 1550, as a leader in Ireland’s modular home industry, we are frequently asked about this topic. If you’ve come this far, you’re likely familiar with the concept of planning permission. But if not, let’s dive in!

What is Planning Permission?

Planning permission is how you ask your local authority to approve your building project. It helps ensure that developments are appropriate for their surroundings. The local authority can approve or deny your application based on local regulations and suitability.

Do You Need Planning Permission for Modular Homes?

Not every modular home or garden structure requires planning permission. Here are some exemptions:

  • Freestanding buildings: You can build a freestanding structure of up to 25 sqm without needing permission.
  • Extensions: You can add up to 40 sqm to an existing house, provided you have 25 sqm of garden space remaining.
  • Height limits: Flat roofs can be up to 3m high, and apex roofs up to 4m.
  • Usage: Garden rooms used for home offices, studios, or extra living space are often exempt. However, if the space will be used as a bedroom or permanent living area, planning permission is required.

If your structure meets the above criteria, it’s exempt from planning permission. For example, our 15 sqm and 25 sqm models don’t require permission, but our 50 sqm model will.

How to Apply for Modular Home Planning?

If your project isn’t exempt, here’s what to expect during the application process:

  1. Fees: Fees vary depending on the type of application, so be sure to check the requirements of your local planning authority.
  2. Forms: Download the application forms from your local authority’s website.
  3. Advice: Contact your local authority for guidance on required documents and to informally check if your plans align with their guidelines.

Documents Required for Planning Permission?

When applying for planning permission, you’ll need:

  • Copies of public notices (newspaper and site notice)
  • The applicant’s name, address, and details of the land or structure
  • Required plans, maps, and drawings (location map at 1:1000 scale, site plans at 1:500 scale, elevations at 1:200 scale)
  • The location of the site notice
  • The appropriate fee and six copies of all documents (or ten for protected structures)

You can expect a decision within 8 weeks after filing your application.
